The challenge of the project is to reclaim a neighbourhood in a mixed city, dense and intense, in a contrasting fabric and where large commercial areas are the majority. Why and how to inhabit the spaces of large retail areas on the outskirts of Bordeaux? The project is located at the interface of a large crossroads shopping center and commercial boxes. It is part of a global urban approach around 50,000 homes. It is a question of developing a typology with a courtyard. The project is accompanied by a collective and public approach with the possible development of a parkway connecting the airport and the historic heart of Bordeaux. The project defines a unitary and dense architecture that creates an interface between existing residential housing (sense of belonging to this urban setting) and large business (erasure of the feeling of being crushed by these commercial boxes). The project is thus a transition of scales from very large to very small defining a new urban figure : buildings on courtyard. The project has a double ambition : to create a qualitative density, to offer a large panel of outward links around housing and to initiate an urban project approach.

Several shared outdoor spaces are available for residents : a courtyard, terraces, alleys… The gradation of heights allows the realisation and access to multiple private outdoor spaces : the garden, the loggia, the balcony, the winter garden, the terrace and the patio. The proposed formula offers multiple typologies of housing, while offering a variety of uses and development. They are evolutionary and capable spaces, all participating in a collective, social and unitary vision of the city.
